We walk the site with you or your property manager, document the existing service, and capture every constraint — tenant hours, parking, after-hours access, deadline. The scope reflects all of it.

STEP 02

Plan, bid, and schedule

You get a detailed bid with line-item scope, a schedule that works around your tenants, and a permit and inspection plan. The bid is something you can actually take to ownership.

STEP 03

Execute with minimal disruption

We sequence the work to keep the building operating — after-hours when it has to be, signage and tenant comms when it doesn't. Permits and inspections coordinated. Final walkthrough with whoever owns the building.

    Yes. Most tenant improvements and retrofits we run land outside business hours so the tenant stays open. We schedule those windows during scoping, not as an upcharge surprise.

  • Can you handle multi-meter and sub-metering projects?

    Yes. Mixed-use and multi-tenant buildings often need meter rework when use cases change. We handle the service, the meter stack, and the SDG&E coordination.

  • Do you do LED retrofits?

    Yes. Interior, exterior, parking lot, and controls. We'll plan the retrofit around the existing fixtures and circuits — and around any utility rebate program you're trying to qualify for.

  • How do you handle bids for property managers?

    We bid in detail, with line-item scope and a schedule that names the tenant-disruption windows. Property managers tell us our bids are the ones they can actually present to ownership without rewriting.
